There are certain properties that do not have a plumbing problem. They need to get water issues fixed. Two leaks in six months, a drain that never really cleared, pressure that dropped and never came back, a shutoff valve nobody can turn. These are each fixed one at a time, which is more expensive than fixing them simultaneously and they typically have a common cause. Whole-system repair involves looking at the whole property, determining which parts are actually failing and not just old, and using one scope of repair work, one quote and one crew to fix it. Individual repairs stop being the answer once the pattern shows up. Look for: Leaks in various locations but not in one place. Gradual loss of water pressure throughout the property and not at a specific fixture. Water from several taps is discolored. Several drains clogged simultaneously – typically indicates a problem with the main, not the lateral. Seizing valves in the building. Repair invoices pile up and old repair invoices are forgotten. Age matters too. Here for decades they’ve had galvanized supply lines which corrode inside out and fail everywhere at about the same time. If you have two or more of these, then one patch is not likely to be the end of the story.
Nobody can price whole-system work off a phone description, so we start with a proper walkthrough. This includes testing all fixtures, pressurizing the source and furthest tap, identifying the supply materials, checking the flow in the drains line by line, operating all valves, assessing the water heater, examining the crawl space and slab penetrations, and cameraing the main line when there are symptoms of needing to. In return, you will receive a written condition report (what failed, what is failing, what is fine and photographs of the appropriate parts). Then a scope of work that’s based off that and a line item pricing. You retain the report regardless of whether or not you hire us for the job.
Few properties need to have all of these things done at the same time, and that is how contractors price the job and send an invoice. Thus, the scope comes in three levels. Urgent means active leak, safety issues and anything actively causing damage. Soon projects fail parts that will need replacement within a year or two, and that will be more expensive should their failure be unanticipated. Can wait is a category for items that are important to know about, but not important enough to spend money on. You choose your tier. Many customers take now, schedule soon (after the holidays) and on file. The prices are valid for the period quoted, in order to avoid that the deferred work is re-quoted upwards later.
What Older Springfield Properties Typically Need
The housing stock around here is over 100 years old and the time of construction largely accounts for what can be found. Galvanized supply lines and cast iron drains, which are at or past their service life, are commonly found in pre-1960 homes. These properties have a cluster of issues related to corrosion, low pressure, rust in water and cracked drain sections. It’s not unusual to find a combination of partial copper upgrades in mid-century structures connected to original galvanized, causing corrosion issues at the copper/galvanized connections. Older homes added in the 1970s and 80s introduce polybutylene in some instances, and original cast iron waste stacks that are at the end of their useful life. Deferred plumbing in a rental is a tenant complaint waiting to become an emergency call at 11pm, billed at emergency rates. We look at the entire building for landlords and property managers, and propose a restoration plan on a unit-by-unit basis and by priority. Occupancy determines the work that is scheduled, and you can communicate downtime times to tenants in a clear manner per unit. Freeze Damage and Water Loss Restoration
Normally a single pipe does not burst as a result of a hard cold snap in Missouri. It breaks whatever was already vulnerable exposed crawlspace runs, uninsulated exterior walls, garage lines, hose bibs left connected. Following a freeze event, we evaluate the entire system not just the split, because a pipe that has swelled but not burst will fail at a later time and at that time, the insurance claim will have been closed. We fix breaks, replace damaged sections, install insulation and heat tape where necessary as per the layout, move runs that are actually exposed and document it with a written report and photos for your claim. The same holds true following any major water loss; have all the lines found that have been affected by the water loss, even if it was only one line in the room.
